The deal
3907 W Palmira Ave sits in Palma Ceia West, an A-rated school zone south of Kennedy Blvd where inventory under $450k is close to nonexistent. The house is a 1961 block home with a 2022 roof, impact windows and a new water heater, bought for $415,000. It came with a tenant in place paying $3,350 a month on a lease that runs through mid-2028.
The plan
This is a pure buy and hold. Gross rent is $40,200 a year; after taxes, insurance, management and a 5% maintenance reserve the property nets about $20,400, a 4.9% cap on purchase. There is no renovation budget beyond a $4,000 reserve for turnover paint and carpet when the lease ends. Rents in this pocket have grown 6 to 8% a year since 2021 and the plan assumes a conservative 3%.
The exit
Planned hold is 60 months with a target sale at $520,000. Net rental income is distributed to stakeholders quarterly pro rata by basis points. On sale, investors receive their share of net proceeds. The owner retains 51% and makes all operating decisions.
