The deal
1712 Merry Oaks Rd is a solid-brick 1958 ranch on a quarter-acre lot, a short walk from the Eastway Drive and Central Ave corridor where the city is funding streetscape and transit upgrades through 2028. I bought it for $262,000 from a long-time owner; the house is dated but dry, with a 2020 roof and a 2023 HVAC.
The plan
Phase one is a two-year hold: the house is rented at $1,895 a month to a tenant who signed in June. That covers taxes, insurance and a management fee with roughly $450 a month left over, which goes into the renovation reserve. Phase two, starting around month 22, is a $35,000 cosmetic refresh (kitchen, bath, floors, paint, landscaping) timed to list in the spring market.
The exit
Target sale is $340,000 at month 30. Comparable renovated ranches on Merry Oaks and Shamrock Dr have sold between $330k and $358k this year. Investors receive their pro rata share of net proceeds after selling costs; rental surplus is retained as the renovation reserve rather than distributed.
